Project Description

RAUCH inc. provided architectural design, MEP engineering, civil and survey, and construction management services for the renovation and expansion of the existing cinemas facility at the Tred Avon Circle Shopping Center located in Easton, MD.  Project services included renovation of / addition to the existing theater facilities. Scope for Theaters 1 and 2 included minor reconfiguraiton and alterations of egress doors and removal of existing finishes.  Scope for Theaters 3 & 4 included complete renovation and replacements, including removal of all partitions, ceilings, roof structures, project room, lobby, office and storage spaces. Theaters 3 and 5 were expanded. New interior partitions and egress hallways were expanded.  Re-configuration of existing customer facilities included new ADA compliant restroom facilities, conversion of an existing breezeway, a new stairwell, and removal of the existing concessions and box office built-ins, cabinetry and equipment.  The lobby space on the north side of the facility was expanded to include a new box office, additional lobbya are and storage room.  The existing adjacent tenant space was used to expand the space in Theater 6, including converting an existing breezeway to theater space, creation fo a new firewall required by code and creation of a new egress hallway for nearby teanants.  Automatic sprinkler and fire alarm system were added, per code. All project componenets included functional and/or addtiional plumbing, HVAC, electrcal system, water and sewer, exit lights, emergency light and sprinkler system connections and upgrades.  All ceilings were fitted with acoustic ceiling tile or GWB assembly. Phased construction allowed the facility to remain operational during construction.

 Architectural project elements included Pre-Design, Schematic Design, Design Development, Construction Documents, Full permitting and bid and specification preparation, including a establishing a GMP with the selected contractor. Construction Management services included all meetings with vested parties, review of RFIs, review of submitted bids and recommendation to Owner, all permit applications and drwaing submissions and availability to Planning and Zoning, Inspections, Environmental Health and other review agencies.  

MEP Services included all mechanical engineering for HVAC systeem, based on load calcs, all necessary AV connection requirements, equipment schedules, specficiations and layout.  Electrical engineering services included determining parasitic load, transformer design, interior and exteior lighting plans, coduit/cabling and schedules.  Plumbing engineering included design of exterior hose connections, plumbing and sewer connections fixtures, pipe connections and water heater schedules, fire sprinkler system design and civil and utilty company cooridinations.  All MEP work completed to code requirements.  


Civil engineering and survey services extended to survey and site investigations and creation of a concept plan, parking field analysis, drainage and stormwater analysis, site grading and sediment control, ADA and hardscape plans, landscape design and a demolition plan.
