Project Description

Full architectural and MEP services for the Construction of a 100,000 sq.ft. PEMB (pre-engineered metal building) to incorporate/include approximately 20,000 sf (two stories x 10,000 sf) of the northwest portion of the facility to be offices and employee facilities. Included incorporation of slab on-grade foundation system, full mechanical systems and insulation and sprinkler system. Portions of the façade included aesthetic enhancements to match the existing distribution and office building. Project elements include: Pre-Design phase: establishing program goals, schedule, equipment, budgets, assessment of existing conditions, establishment of all parameters related to planning and zoning, site setbacks, lot coverage, septic and current building codes. Schematic Design: Design elements presented as building plans and elevations. Meetings to review plans and revisions with client. Design Development: Creation of production documents, including building code sheets, sections, interior elevations, door and window schedules, light fixtures and HVAC equipment schedules; power, lighting and ductwork plans. Construction Documents: Full construction documents. Permit and Bid Sets: Compilation of bid sets and selection of general contractor; RFI review; permit applications; planning commission and regulatory meeting coordination. Construction Administration – Oversight of project construction including review of submittals, RFIs, change orders, site visits, quality control and all progress meetings. MEP Engineering: Mechanical: Design of HVAC system for entire facility, preparing load calcs and verifying system size and specifications; Electrical: Determining parasitic loads and distribution transformer design; interior and exterior lighting layout; outlet and subpanel locations; code requirements; Plumbing: Sewer and water layouts and connections, Plumbing connections, including exterior hose connections; fixtures, water heater schedule, code requirements, domestic water and waste and vent plumbing plan; project specs; full construction documents.
