Dorchester Square Shopping Center Rehab

Project Scope:  Project Manager and Construction Manager for Façade Reface and Parking Lot Revamp of Existing Shopping Center (Planning, Design and Construction phases)

Location:  Easton, MD

Coordinated work with A/E team in preparing site plans and building plans. Managed the construction process from construction through grand opening and individual retail tenant openings.  

The team reviewed critical information such as soil reports, surveys, contract documents and submittals and developed initial cost estimates.  We worked with GGC leasing staff and tenant coordinator to review and comment on pending LOI’s, leases and tenant allowances as well as soliciting and negotiating project proposals from third party professionals as needed. Coordinated general contractor procurement process. Negotiated contracts and change orders, Coordinated and lead on-site owner, architect, and contractor meetings on a regular basis. Met with architects, engineers, government agencies, tenants, and contractors as required in order to ensure that the project is moving forward within the approved budget and timeline. Reviewed and approved all contractor applications for payment. Coordinated and maintained budgets, detailed cost reports, projections and schedules. Processed and tracked development costs with accounting staff. Prepared monthly construction draws with accounting staff. Reported project status during meetings with senior staff. Prepared project update reports as required by third parties. Site improvements, milling and resurfacing/repaving of specified parking bays and drainage improvements. Improvements included rehabilitating failing parking lot sections and remediating existing site drainage throughout the shopping center, remediating ponding issues in parking bays, striping and signage, landscaping and irrigation improvements, curb removal and replacement, and hardscape removal and replacement. Coordinated project schedule, meetings with architect, Atelier 11 Architecture, Ltd. Also served as liaison with property owner, JD Associates, Ltd. Project included improving the shopping center profile to modernize and enhance the elevation. Roofing work included improving the green metal mansard roofs with paint and repair and replacing or repairing the T1-11 soffit on the interior of the roofs. The Cinema entrance was enhanced to give patrons a better sense of arrival, to include improving the side entrance. The entrance sign to the shopping center was also modernized to incorporate LEED technology.
