We can manage the construction process from beginning to grand opening. With emphasis on owner representation, RAUCH inc. provides its clients professional expertise in contracts, scheduling, and on-site inspection to assure that the owners’ interests are properly protected. As the owners’ representative, RAUCH inc. deals directly with professional project consultants and general contractors working on specific projects.
Client Representation RAUCH inc. will represent the developer in various meetings, including pre-application meetings with Town zoning administrators and planning commission representatives. These meetings are intended to minimize development planning costs and to ensure compliance with the requirements of Town zoning ordinances.
RAUCH inc. can perform the multitude of financial responsibilities involved with construction management including:
- developing initial cost estimates
- coordinating the general contractor procurement process
- reviewing and approving all contractor applications for payment
- coordinating and maintaining budgets
- detailed cost reports
- projections and schedules
- processing and tracking development costs
- preparing monthly construction draws with accounting staff
Bidding Services: RAUCH inc. will work with the design engineer to prepare complete bidding documents. Contract and specifications will conform to the owners’ project needs. RAUCH inc. reviews all bids and makes recommendations for award.
Scheduling Negotiation & Coordination: RAUCH inc. is capable of ensuring proper coordination and negotiation efforts are conducted during the construction process, including working with the A&E team to prepare site plans and building plans, soliciting and negotiating project proposals from third party professionals, working with developer staff and tenant coordinators to review and comment on pending LOI’s, leases and tenant allowances, coordinating on-site owner, architect and contractor meetings, and negotiating contracts and change orders.
Construction Documentation, Review & Submission:
RAUCH inc. will review project critical information such as soil reports, surveys, contract documents and submittals to ensure the project is moving forward within the approved budget and timeline. We will also meet with architects, engineers, government agencies, tenants and contractors as required, prepare project update reports as required by third parties, and report on project status at senior staff meetings. Upon project close-out and pending review by the reviewing agencies, we will meticulously review all project documents to ensure compliance with applicable city, county and state standards and criteria.
Permitting: RAUCH inc. offers years of experience with local, state and regional jurisdictions to ensure expeditious permitting approvals. RAUCH inc. will provide professional expertise to secure all the required construction and plan approval permits related to the professional services rendered including but not limited to: the preparation of all the required permitting submittals, coordination, and communication, and resolving permitting issues to obtain regulatory approvals. We are dedicated to projects being reviewed & approved rapidly with minimal revisions to original scope of work.
On Site Inspection: RAUCH inc. has a fully qualified construction inspection team that can provide full-time or part-time on-site project inspection. Project inspectors have expertise in road and utility construction, site development, sediment and erosion control, and commercial site development.
In addition, RAUCH inc. has the expertise to carry out commercial building roof inspections and evaluations, compiling inspection data and generating roof evaluation reports. We also have the necessary technology to perform non-invasive, aerial imagery, moisture detection scanning of rooftops for projects that require these types of inspections.
Funding & Payment: RAUCH inc. will review all applications for payment from contractors and consultants. Construction quantities, completion of work, and conformance to project specifications will be confirmed. Recommendations for payment will be made to the owner in accordance with contract documents.
Construction Claims and Dispute Representation: Provision of professional representation and review contractor claims, and project disputes. RAUCH inc.’s professional staff provides expert witness services in legal disputes.
