Project Description
Site development, design engineering and construction management for this mixed use multi-unit residential golf course community, including the development of the clubhouse, restaurant and 18-hole golf course as well as single-family homes and townhomes. Specific responsibilities of this role included the land planning for a comprehensive master plan of 342 mixed residential homes, championship golf course and recreational amenities, transportation network, civil/site design engineering for entire development infrastructure, grading, stormwater management and environmental protection. Civil engineering for the golf course design including grading, drainage and earthwork management for golf course, parking lot, pavilion and maintenance facilities. RAUCH inc. was also responsible for obtaining all permitting for all aspects of plan approval and development, phase construction management and coordination. Robert Rauch served as restaurant and golf course manager after start-up and managed the business planning and oversight for these facilities.
In 2008, the firm oversaw a three-phase milling and repaving project totaling 18,350 lf. This project involved milling and overlay base and subgrade repairs, curb and gutter repairs and replacement, sidewalk repairs and replacement, establishing a suitable sub-base for new curbs and gutters, and drainage swale reconstruction to include the re-grading and re-sodding of drainage swales. RAUCH inc. served as project manager, with construction oversight and reestablishment of infrastructure. The firm provided traffic and pedestrian control and testing of finished materials and work.
