Project Description

Project and Construction Management for Façade Reface and Parking Lot Revamp of Existing Shopping Center including planning, design and construction phases. Managed the construction process from planning and staging, through grand opening and individual retail tenant openings.

Our team reviewed critical information such as soil reports, surveys, contract documents and submittals; developed initial cost estimates and provided third party proposal negotiations. We worked with GGC leasing staff and tenant coordinator to review and comment on pending LOI’s, leases and tenant allowances. Our CM team coordinated with the general contractor assisting with contract negotiations, RFIs, change orders, payment application processing, meetings, scheduling and budgeting, including preparation of monthly construction draws. Site improvements included milling and resurfacing/repaving of specified parking bays and drainage improvements, both rehabilitation of failing parking lot sections and remediating existing site drainage throughout the shopping center, surrounding ponding issues in parking bays, striping and signage, landscaping and irrigation improvements, curb removal and replacement, and hardscape removal and replacement. We served as the liaison with property owner, JD Associates, Ltd. The project also included improving the shopping center profile to modernize and enhance the elevation. Roofing work included improving the green metal mansard roofs with paint and repair and replacing or repairing the T1-11 soffit on the interior of the roofs. The Cinema entrance was enhanced to give patrons a better sense of arrival, to include improving the side entrance. The entrance sign to the shopping center was also modernized to incorporate LED technology.
